One57, located in Edwardsville, Illinois, is a five-story luxury residential condominium building featuring Peel Wood Fired Pizza restaurant and bar on the main floor. Pfund Construction, owned by Matt Pfund, is the developer and general contractor behind One57.
Pfund contacted TJ Wies Prefab in early February of 2021 to discuss the possibility of prefabricating EIFS accents for One57. The accent columns and soffits were at risk of elimination due to the excessive cost for field-applied EIFS and other specialty cladding options. After reviewing TJ Wies Prefab's Sto Panel Technology prefabricated EIFS option, and agreeing to some minor design changes, TJ Wies Prefab was able to guarantee significant schedule savings, translating into real dollars for the overall budget. This change ultimately led to retaining the vertical and horizontal EIFS accents on the project.
The original concept looked fairly straightforward on paper, but during the design phase the TJ Wies Prefab team identified numerous challenges.
One of the complexities was establishing the precise location of the accent panels, to align the panel joints with the windows and other claddings and maintain a positive visual aesthetic. Another was the unique attachment method that had to be designed and engineered for the blind connection of the accent panels to the main structure. To maintain continuity of the building envelope these connections were performed from the inside of the building once the sheathing and fluid-applied air-barrier was completed.
In addition, several termination details needed to be considered with each façade; finished EIFS panels and other specialty claddings ultimately needed to terminate together. The trickiest details to perfect were the base details for the vertical panels at the low roof areas, as well as the termination of the finished EIFS panels abutting the hand-laid brick.
Once the design obstacles were overcome and production commenced on the twenty-six prefabricated EIFS panels, the logistics and setting plan for the extremely tight jobsite had to be developed. There were multiple crane locations to consider, tight areas for mobilization of panel trailers, ongoing coordination with the flatwork contractor regarding space and timing, and multiple mobilizations that were required due to sequencing issues with the brick.
Overall, the TJ Wies Prefab team was able to help Pfund keep the accents on the project while saving both time and money on the budget.
